A direct purchase option · Phoenix metro

A fresh start.
A home sold as-is.

Repairs, an unwanted rental, or a change of plans? Tell me about your property. We’ll explore a direct cash purchase and a timeline that works for you.

  • No need to renovate before requesting an offer
  • No public open houses for a direct sale
  • No obligation to accept an offer

I’m Nivas, a local investor and Arizona-licensed real estate agent with West USA Realty. For a direct purchase, I act as the buyer with a financial interest in the transaction.

Start with your property

Request your cash offer.

Your request comes directly to me. I’ll follow up to discuss the property and next steps.

Add property details (optional)

This is an inquiry, not an instant valuation or a commitment to sell.

How it works

Three steps. A clear path forward.

01

Tell me about your home.

Share the address, condition, and what matters most to you. We’ll discuss details and arrange a property visit if needed.

02

Review the offer.

If the property is a fit, review a written offer with the price, purchasing party, costs, and any conditions. Ask questions and compare your options.

03

Agree on the next chapter.

If you accept, we’ll coordinate closing with the title company. The closing date and obligations are set out in the contract.

Life doesn’t always wait

Your home doesn’t have to be picture-perfect.

Repairs adding up?

Dated finishes, deferred maintenance, or a larger renovation can be considered.

An inherited property?

Discuss the property’s condition and the steps still needed before a sale.

Ready to move on from a rental?

Share the occupancy and lease details so we can review the situation.

A change of plans?

Relocation or a different timeline? Let’s talk through what is practical.

Choose with the full picture

Cash offer or traditional listing?

A direct sale can simplify the process, but it may mean a lower price than an open-market sale. The right choice depends on your priorities.

A direct cash purchase

  • Sell in the agreed as-is condition.
  • Avoid public marketing and open houses.
  • Review one buyer’s price and contract terms.
  • Weigh convenience against the potential price trade-off.

Listing on the open market

  • Market the property to a wider pool of buyers.
  • Potential for competing offers; results vary.
  • Plan for showing access, preparation, and buyer conditions.
  • Review brokerage compensation and other selling costs.

A real person, a direct conversation

Work directly with Nivas.

I’ve lived in Arizona since 2016. I help homeowners across the Phoenix metro weigh their options, and I invest in properties that need work.

I’ll explain the proposed terms and my role so you can make your own decision. A direct purchase and listing through West USA Realty are separate options.

Tell Me About Your Home

Before you decide

A few fair questions.

Do I need to make repairs first?

You can request an offer in the home’s current condition. Any agreed repairs, cleanout, or other obligations will be specified in the contract.

How quickly can we close?

Share your preferred timeline. Timing depends on the property, title review, and the agreed contract terms; a specific closing date is not guaranteed before an agreement.

Will I pay fees or closing costs?

The written offer will state who pays which costs and whether any fees or commissions apply. Mortgage payoffs, liens, taxes, and other obligations can affect your net proceeds.

How is the offer determined?

I consider the property’s condition, comparable sales, estimated repairs, and the costs and risks of purchasing and reselling or holding it. A cash offer is not an appraisal and may be below the price achievable through a traditional listing.

Am I committing to sell by filling out the form?

No. Requesting an offer does not commit you to a sale or establish a seller representation agreement. You can review the terms and seek independent advice before deciding.

Understand the buyer and the costs

I am an Arizona-licensed real estate salesperson with West USA Realty. When I purchase a home directly, personally or through an entity in which I have an interest, I act as a buyer with a financial interest in the purchase. Requesting a cash offer does not establish a seller representation agreement.

The written offer will identify the purchasing party, my interest, and the proposed terms. Review who pays closing costs, any fees or commissions, and property-related obligations before signing. A cash offer does not mean every seller cost is waived.

Listing your home through West USA Realty is a separate option with its own representation and compensation agreement. You may seek independent representation when considering a direct purchase.
